GENERAL
- Maintenance charges for the current year, April ’24 to March ’25, are Rs 4.51+GST per square foot per month. (The charge of Rs 4.51 includes Rs 4.103 per sqft for Common Area Maintenance, Rs 0.330 per sqft for Devt Fund and Rs 0.077 per sqft Sinking Fund.) These charges will be regularly reviewed and revised changed by the Association.
- Maintenance charges are for the 12-month period 01 April to 31 Mar i.e. the financial year. The maintenance charges are to be paid in advance on a bi-annual basis. The last payment date for the first half-year (April-Sep period) is 30th April, and for the second half-year (Oct-Mar period) it is 31st October.
NON-OCCUPANCY FEE
- If an apartment is not occupied by the owner and is rented out, a Non-Occupancy Fee (NOF) will be charged to the Flat Owner. The same shall be charged at 10% of the prevailing rate of maintenance. For example, if Rs.4/- is the per square foot charge per month towards maintenance, then the NOF will be charged @Rs.0.40 per square foot per month for the total saleable area of the apartment as per the Sale Deed. This charge is subject to review & revision as per policy that might be decided by the Elected Committee from time to time.
- Non-Occupancy Fee (NOF) has to be paid at the time of renting the flat out to the tenant. It will be computed and collected on a pro-rata basis up to the nearest quarter end initially and subsequently added to the following maintenance bill that has to be paid bi-annually (6 monthly).

- Maintenance bills are visible in “My Unit” (icon on the home page of the ADDA app) and can be paid electronically via the ADDA app.
- Payments can be also be made from outside the app by by crossed cheque payable to “Glitterati Apartments” or by electronic transfer to the account below.
