O. HOW TO RENT OUT YOUR APARTMENT

PROCEDURE FOR RENTING OUT

  1. Owners desirous to give their respective flat/apartment on rent/lease need to inform the Committee in writing prior to leasing out their respective property. The intimation, which can be in the form of a simple letter, should be addressed to the EC and can be submitted to the Property Management Services Office. The letter/application should indicate details of the tenant, the date of rental commencement and the duration of the lease. A NOC will be granted within three working days to the owner, subject to all dues being cleared by the owner.
  2. A copy of the duly registered Leave & License agreement, along with the Police Verification Certificate of the tenant, needs to be submitted to the BMS Office prior to the tenant moving into the flat. It is pertinent to note that without an official written communication from the Owner, the tenant and his household material will not be allowed inside the premises.
  3. All other procedures with respect to shifting and moving in/out can be clarified from the Property Management Services Office.
  4. For moving in/out household goods only service lift should be utilised. Larger items which cannot fit in the service lifts will have to be taken up/down by the staircase.
  5. A Non- Occupancy charge, as decided by the Committee, will have to be paid by the Flat Owner, and the same will be levied from the date of renting (please see the page titled Maintenance Charges in this Handbook). Payment for the same should be made along with any other pending dues before the tenant moves in, failing which the No Objection Certificate (NOC) shall not be provided to the Flat Owner.
