SECURITY
1. Overview
24K Glitterati has a 4-tier Security System.
- Tier 1 – Main Gate: (a) MyGate is used to control the movement of outsiders. It is used to register the entry/exit of guests, staff, vendors, and their vehicles. They are allowed in only through approval or pre-approval. For details, you may refer to the Entry and Exit page and Parking Rules page. (b) Park+ records the entry/exit of owner and resident vehicles after opening the boom barriers automatically for registered vehicles only.
- Tier 2 – Lobby and Facility Doors: Biometric Access Control of Lobby and Facility Doors
- Tier 3 – Apartment Door: Video Door Phone with bell
- Tier 4 – CCTVs are placed at the gates, throughout the parking, in lobbies, facilities, etc. The video feed is monitored and recorded.
2. Biometric Access Control
- All lobbies and amenity entrance doors are equipped with biometric access control.
- All resident family members have been registered biometrically by the BMS Office to use the access devices near each door. New residents can obtain biometrics-based access from the BMS Office.
- All registered managers and staff working for the complex or individual apartments have also been given biometrics-based access.
3. Video Door Cameras
- A Commax security system has been installed by the builder in each apartment, which includes a security camera and video screen linked to the intercom system and doorbell.
- Residents are requested to read the user manual provided to make the best use of it. In case it is not functioning, you may report it to the BMS Office, who will organise for the company rep to come and repair the same. If you wish to get the manual, please ask the BMS Office for a copy.
- If your video door phone appliance is not working, you can contact SS Powerlines at +91 70580 00360 to get it repaired. As the Commax system is discontinued in the market, the repair/replacement could difficult and may prove to be very expensive
- Even if the video door phone appliance is not working, the intercom connection in it will work normally. This can be connected to a simple intercom handset and used. This has been done in some flats where the owner has not repaired the appliance.
4. Security Cameras
- 60+ CCTV Cameras have been installed at key locations in the compound, lobbies and podium, and the recordings are monitored and maintained at the BMS office.
- Any resident who wishes to access any recording can do so for a specific purpose with permission from the Tower Representative or a Committee member.
- Monitor all the CCTV consoles in the BMS continuously and take immediate action if you see any breaches of protocols or any suspicious activity
- For any investigations through the CCTV recordings, provide all required help to the Security Supervisor, BMS Manager, MC Focal or resident
5. Security Personnel
The Committee has appointed an Independent Security service provider for the 24/7 security of the 24K Glitterati premises. The security services report to the Property Manager, who oversees its functioning & performance.
The Security Service comprises the following:
- Providing and ensuring physical security throughout the compound
- Monitoring and proper use of the Security Cameras
- Monitoring and proper use of the Building Access Systems
- Monitoring and proper use of the Audio-Visual Intercom system
- Monitoring and management of Vehicle Movement and Parking within the complex
- Managing any law and order incidents within the premises or at its boundaries, with the help of concerned government bodies such as the police, corporation, etc.
Security Guards
- Uniformed security guards are stationed on a 24-hour basis at important spots like Main Gates and Tower lobbies. Security at riverside amenities (Swimming pool and tennis court) is deployed for the night shift only. For the parking area, the Security guard is stationed from 10 am to 10 pm.
- Guards have been assigned specific duties in addition to security, depending on their stations.
- Other than bio-breaks, the guards are supposed to be at their respective stations. If you do not see a guard, especially in your Tower Lobby which is a critical post, please report the same to the BMS office.
- Guards are not allowed to accept any personal/non-security chores from residents barring helping children/senior citizens on request only as and when required. Tower Lobby guards are not allowed to go to higher floors leaving their station of duty except in the case of an emergency or for a specific task assigned to them by the Security Supervisor / Officer.
Security Supervisors
- Any new guard should be inducted with the training on all the SOPs. A new guard should be confirmed in employment only after a trial of 3 months, during which the supervisor observes the performance closely.
- All guards should be retrained in all the SOPs once every quarter or half-yearly, as per the observed breaches and quality of work.
- Train all the guards once every six months on emergency rescue procedures in case of fire, being stuck in a lift, etc.
- Supervisors have to set the standard for professionalism, behaviour and security intelligence
6. What is Expected of Residents
- Do update your data for MyGate and Park+ and use these systems as intended
- Do cooperate with the security and BMS personnel
- Do not try to bypass or defeat any of the security measures
- Do report any malfunction or intentional breach immediately to the BMS or Security Head
- Do make sure all lobby doors are closing automatically and immediately report any that are not
- Make sure that any family members or staff who no longer require access are removed from the system promptly by contacting the BMS
- It is important to note that it is our individual alertness and reporting about security aspects that will go a long way in ensuring the effective security of our community. Any concerns must be reported directly to the Property Manager on his mobile number, +91 80873 74192.
- In case of any Law & Order issues with outsiders, please contact the BMS or Security. Do not try to resolve the problem yourself. In case the BMS or Security are unable to resolve it, please call Sanghvi Police Station promptly. The number is at the end of this Handbook.
- The guards and security systems have been provided for our security at our cost, and it is our responsibility to support the systems by ensuring that we do not abuse the systems or violate the rules. Also, do not get irritated or upset with guards for discharging their entrusted duties. Any security lapses that are noticed should be reported to the Property Manager.
- All residents should ensure that the Staff in their employ gets registered on MyGate through BMS.
- Teach and monitor children and staff on the correct usage of security systems and their features. Prevent mishandling and defeating of any part of the system.
- Please ask your tenants and guests to follow the rules and not fight/argue with the Security guards.
FIRE SAFETY
1. Firefighting Systems
The fire fighting systems of the complex are explained and demonstrated during a fire drill every year. Please ensure you attend the training or find out about the systems from the BMS.
- The system basically comprises fire extinguishers of two types (chemical and other fires) and fire water of two types (overhead tank and pump supplied).
- The residents and staff can fight small fires. For larger fires, call the fire department and assemble in the tower refuge area or the assembly point outside the towers at the front gate.
- Do not use the lifts when there is a fire. Use the fire stairs.
- The residents and staff should only fight small fires.

General Fire Safety

Apartment Fire Safety
Every floor’s lobby has a fire extinguisher and fire hose in a cabinet in the common lobby. Please familiarise yourself with its position. In case of a fire, break the glass and use the extinguisher or unwind the hose, turn on the water and douse the fire.

Tower Fire Safety
The podium lobby has hoses that can be brought out of the tower to douse flames from outside. The overhead tank supply can only push water up to the lower floors. For fires on higher floors, the pump must be turned on and the hose used only by trained personnel as the pressure is very high and there is the risk of injury.

Recreational Facility Systems
Every recreational facility has fire extinguishers and fire hoses. Please familiarise yourself with their location and use them in case of a fire.
2. Refuge Areas

- PURPOSE: ASSEMBLY AND EVACUATION in case of Emergencies (Mandatory as per National Building Code)
- LOCATION: 8th floor of all towers
- PROHIBITED: Storage of any material or waste, usage as a play area or for recreation/ parties, carpentry or any other work.
SAFETY AGAINST SEXUAL & OTHER HARASSMENT
The following declaration has to be made by all trainers, teachers, coaches, etc., who attend the apartment complex. Organisers of the activities are expected to ensure this compliance with the help of BMS.

Declaration Regarding Prevention of Sexual and Other Harassment
A. Sexual harassment is not tolerated by the Apartment Association of 24K Glitterati Phase 1, in accordance with standard definitions of government and industry bodies.
“Sexual Harassment” includes any one or more of the following unwelcome acts or behaviour (whether directly or by implication), but not limited to:
- Any unwelcome sexually determined behaviour or pattern of conduct that would cause discomfort and/or humiliate a person at whom the behaviour or conduct was directed, namely:
a. Unwelcome sexual advances involving verbal, non-verbal, or physical conduct, implicit or explicit
b. Physical contact and advances including (but not limited to) touching, stalking, sounds which have explicit and/or implicit sexual connotation/overtones, molestation
c. Teasing, Voyeurism, innuendos and taunts with an implicit sexual connotation, physical confinement and/or touching against one’s will
d. Demand or request for sexual favours
e. Sexually coloured remarks or remarks of a sexual nature about a person’s clothing or body
f. Display of pictures, signs etc., with sexual nature/ connotation/ overtones in the work area and work-related areas
g. Showing pornography, making or posting vulgar/indecent/sexual pranks, teasing, jokes, demeaning or offensive pictures, cartoons or other materials through social media, email, SMS, MMS, gestures etc.
h. Repeatedly asking to socialise during off-duty hours or continued expressions of sexual interest against a person’s wishes
i. Giving gifts or leaving objects that are sexually suggestive
j. Eve teasing, innuendos and taunts, physical confinement against one’s will or any such act likely to intrude upon one’s privacy; Persistent watching, following, and contacting of a person; and
k. Any other unwelcome physical, verbal or non-verbal conduct of sexual nature - The following circumstances, if it occurs or is present in relation to any sexually determined act or behaviour, amount to sexual harassment:
a. Implied or explicit promise of preferential treatment in employment.
b. Implied or explicit threat of detrimental treatment in employment.
c. Implied or explicit threat about the present or future employment status.
d. Interference with the person’s work or creating an intimidating or offensive, or hostile work environment; or
e. Humiliating treatment that is likely to affect health or safety.
An alleged act of sexual harassment committed during or outside of class hours falls under the purview of this policy. Further, it is important to note that whether harassment has occurred or not does not depend on the intention of the people but on the experience of the aggrieved person.
B. Other types of harassment, such as those listed below, but not limited to them, are not tolerated by the Association.
- Bullying
- Religion and caste-based harassment
- Gender harassment
- Ability based harassment
- Sexual Orientation based harassment
- Age-based harassment
- Racial harassment
These rules apply equally to instructors and students. The complex has CCTV cameras, good lighting and guards for everyone’s safety.
