NEW INTERIORS, RENOVATION, AND REPAIR
TIMINGS
To minimise inconvenience to fellow residents, refurbishing or renovation works like painting, interior work, carpentry, masonry, etc., are permitted between 8 AM and 8 p.m. with a “zero-noise” period between 2:00 p.m. and 4:00 p.m. from Monday to Saturday. This has to be strictly adhered to not to inconvenience the elders and other residents in the community. All Sundays will be a “Zero-Noise” day, and therefore, any work which results in noise/disturbance/inconvenience to fellow residents/neighbours cannot be undertaken.
PRIOR EC PERMISSION
- Apartment owners need to intimate in writing &obtain prior written permission from the Committee before initiating any major interior work relating to the breaking, altering or relocating walls or windows or altering the internal walls/utilities (electrical and plumbing). If necessary, the owner should also provide the proposed architectural drawings/plans and the permission letter to the Elected Committee at the BMS office before initiating work in the apartment.
- NOC can be provided by the Elected Committee within three working days, subject to finding the scope of work to be restricted only to the confines of the apartment and with strict adherence to the guidelines as set by the Elected Committee/Apartment Bye-Laws.
- The Elected Committee will be more than happy to explain the scope or nature of work that can be safely & legally undertaken by the apartment owner within the confines of their respective apartment (i.e. area as demarcated in the apartment plan attached to the sale deed). Considerable time, effort and monetary resources can be thus saved.
- Residents are instructed not to core-cut or drill holes into any beams or columns during any interior electrical/plumbing work so that the structural integrity of the building is not compromised in any way whatsoever. If unavoidable, a plan with design calculations by registered architects/structural engineers must be submitted to the BMS and MC for approval well in time.
- Residents are also requested to take ample precautions of checking the electrical drawing and plumbing lines before drilling holes or making any approved changes.
- The Application form for this can be obtained from the BMS office.
- In the case of any violation or encroachment of common lobbies or any part which is outside the confines of the apartment, the Elected Committee will initiate appropriate action.
SECURITY DEPOSIT
- A 25,000/- Rs SECURITY DEPOSIT has to be deposited with the society before the initiation of any interior works by the Flat Owner.
- The resident will be liable for costs/penalties for any damage caused during renovation work to any other private or common area, utility, equipment, lift, and cleaning of the same during and/or after the renovation work.
- The security deposit shall be refunded to the Flat Owner after the Elected Committee satisfies itself that the interior work has been carried out as per the guidelines below set by the Elected Committee/Apartment By-Laws.
MATERIAL, DEBRIS & FABRICATION
- Material or debris transportation (entry and exit) will be allowed through the exit gate only.
- Material/debris must be transported without causing damage or obstruction to common or private property and vehicles in the parking area.
- Any material and/or Debris storage in the resident’s official parking space can be allowed for one week after prior written permission from the Executive Committee (clearly mentioning the date by which Debris/material will be cleared).
- Storage or any material is strictly prohibited in Lobbies and Fire Refuge Areas.
- If the BMS & EC decide that construction material and debris have not been cleared in a reasonable period of time or pose a health or fire hazard, it will make one request in person and, at most, one request in writing before taking action. The action could comprise disallowing entry of the architect and workers into the complex and/or the removal of the material at the owner’s expense.
- Fabrication can only be done offsite or within the apartment.
- Fabrication work is not allowed in the parking area.
- Fabrication work is prohibited in the floor lobby or any other public area.
OUTSIDE WORKERS
The concerned resident is requested to brief his/her external contractors and workers about some important rules. The owners are responsible for the actions of their contractors and workers.
- Smoking, chewing gum/tobacco/gutkha, drinking alcohol, and any misbehaviour by workers is strictly prohibited inside the 24K Glitterati campus.
- Work Timings (Mon-Sat 10 am – 8 pm) and “Zero-Noise” hours (2-4 pm) must be followed.
- Overnight stay beyond is not allowed on the premises for workers.
- Only service lifts can be used by workers and for transporting any material.
BALCONY/TERRACE CHANGES (does not override government regulations)
- The outward-facing opening of the balcony should be left unaffected. A mosquito mesh can be allowed of sliding type (vertical or horizontal sliding), but its support frame area should not occupy more than 10% of the opening area. The material should be thin plastic in a neutral colour so it is not visible from the podium or outside. This will maintain the uniform and well-designed facade of Glitterati.
- The tops of balconies can be covered for privacy and to reduce disturbance to neighbours above while talking on the balcony. The covering should be of a retractable or removable nature and can be of canvas or wood but not cement, concrete or steel plate. It cannot be a useable load-bearing extension to the floor above as that will unlawfully increase FSI.
- The construction of permanent concrete/brick/stone structures is prohibited in gardens and terraces.
- Any change to the facade (external aspect) of the apartment or common areas is prohibited.
- Do not paint the external walls of your apartment, including garden apartments, terrace apartments, and penthouses. The exterior paint of the entire complex will be maintained by the EC uniformly as per the original exterior paint and colour.
- For sealing and waterproofing leaks from exterior walls and terraces, submit the plan to the EC and get written approval.
