1.1 Swimming Pool
- a. The Swimming pool is exclusively for the use of authorised residents i.e. those who live here and who have been issued the security access card. Bringing a limited number of guests occasionally is ok, but they must be accompanied by the resident and need to follow all rules.
- Pool Timings: 7.00 AM to 9.30 PM (CLOSED ON MONDAY for maintenance).
Specific timings are allotted for coaching classes. Please see the next point. We request others to avoid swimming during this time. - In the summer months, typically March to May, swimming classes are held in the pool. The pool is reserved exclusively for this for some time each week. At other times, every attempt is made to ensure that the pool can be used freely by everyone. And if there are no classes in the allotted time slot, of course, it is free for anyone to use. A typical timetable for the summer months is shown below. The actual timetable will be published separately each year and displayed by the pool.
If a batch of Kids undergoing coaching in the exclusively reserved slot is less than 7, then the slot can be converted from Exclusive access mode to sharing mode with other swimmers.
- All pool users must make an entry in the register at the security desk at the pool entrance.
- Babies/toddlers should use only the kid’s pool adjacent to the main pool.
- All pool users (irrespective of age) MUST wear a proper swimming costume, including a swimming cap. Without these, they will not be allowed in the water.
- The Lifeguard may not be on duty from 11 am to 4 pm. During this time, kids under 10 MUST be accompanied/supervised by their parent(s).
- Users are expected to comply with general hygiene guidelines:
- Do not enter the pool without having a showerDo not use the pool if you are carrying any infectious/contagious illness, etc.Do not change kid’s clothes in the pool area, and please use change roomsDo not bring food and drinks (other than water) to the swimming pool areaIt is dangerous to have babies in strollers around the swimming pool area. Please exercise caution.
- Smoking in the entire pool area is strictly prohibited.
- In the case of events beyond the control of BMS and EC (e.g. major repair or severe water shortage/restricted supply of water from PCMC or government orders prohibiting the use of potable water for pools etc. the swimming pool may have to remain closed for the period involved. Residents are expected to cooperate and comply with the same.
The rules are subject to review from time to time by the EC. The BMS will ensure that the Timings and rules are displayed at the Pool Area.
1.1 Tennis & Squash Courts
- The court Timings are from 6.00 AM to11.00 PM (all days of the week).
- Private coaching is allowed only during non-peak hours i.e. from 10:00 AM to 5 PM.
- The court is to be used on a first come first serve basis, EXCEPT for pre-defined coaching hours
- The Coaching Schedule will be shared by the Sports Committee on notice at the Court Entry and a printed copy will also be kept with the guard.
- Limit play to 45 minutes or One Set whichever is earlier if others are waiting
- Do courteously inform incoming players by when you may finish your game
- Do courteously inquire of players when you may get your turn
- Court users need to make a Check-In entry and a Check-Out entry in the Register maintained with the security guard.
- All users (irrespective of age) must wear appropriate footwear with non-marking soles only. Ideally, wear tennis/squash shoes for your own safety.
- The court should be used only for tennis/squash. No other activity or sport like skating, skateboards, badminton etc. will be allowed.
- The court is exclusively for use of authorised residents who live here and who have been given secure access. A limited number of occasional guests can be allowed but they must be accompanied by a resident. Residents will get priority over guests considering the limitations of the facility.
- Do not bring food and drinks (other than water) to the court area. Smoking is strictly prohibited. Glass bottles are prohibited.
- Pets are not allowed on the court.
- Do not abuse the tennis net, don’t hit it, don’t lean on it.
- Do not leave balls or ball cases behind in the court
- Children below 10 years of age must be accompanied by an adult unless they are undergoing training by a coach.
1.1 Club House
The 24K Glitterati Club House comprises the following facilities
- Ground Floor
- Multi-Purpose Hall. This can be used for General Body Meetings, informal get-togethers, private functions, group Yoga, Zumba dancing, etc. For private functions, it can be booked for a fee via Apartment ADDA.
- Table Tennis Room
- Squash Court
- Outdoor Function Area. For private functions, it can be booked for a fee via Apartment ADDA.
- First Floor
- Gym
- Sauna for gentlemen
- Sauna for ladies
Users of the facilities in the clubhouse must observe the rules and guidelines applicable to each facility.
1.1 Multi-Purpose Hall (MPH)
The MPH in the clubhouse can be used for Calendared Community Functions, Private Functions, ad hoc Community Functions, Recreational Activities and Association Meetings. MPH use for any of these activities will be strictly with prior booking with ADDA/BMS.

For private functions, the MPH can be booked for a nominal fee via Apartment ADDA. Community Functions and fee-based activities like Yoga, Zumba, Dance etc. Advance bookings must be made through BMS. Private-party bookings take precedence over fee-based activities.
Community Functions are those with Open Invitations to all residents via a notice, and these will not be charged any fee. However, paid party bookings have precedence.
To ensure enjoyable usage, minimal inconvenience/disruption to other residents of our community and avoid damage, the following rules will be in force.
- The MPH is available only to residents on prior approval from the committee for family gatherings/parties. Hiring by a resident for an outsider or a friend’s/relative’s party is not allowed. Bookings are to be made at least one week prior to the date of the party, and permission is based on availability on a first-come-first-serve basis. An application for permission in a prescribed format is to be filled, signed and submitted to the BMS office.
- The nominal facility fee for the exclusive use of the MPH is Rs. 5,000/- per party. In addition, there is a refundable security deposit of Rs. 5,000/- (charges are subject to revision). There are two party slots: 9 am to 3 pm and 4 pm to 10 pm. The charges and deposit will be pre-paid to the BMS office along with the application. This facility can accommodate a maximum of about 120 persons. Approval will not be granted for parties where the guests are expected to increase beyond this number. MPH hire is limited to use of the MPH and outside lawn and catering areas and does not include the use of any of the other facilities like the Clubhouse sports facilities, the podium, building lobby, floor lobby, basement, clubhouse, swimming pool, gym, tennis court or games room etc.
- The nominal fee includes the exclusive use of the lawn and cooking/serving platform, lights, air conditioning, music system, electricity (including DG backup power), chairs, tables and garbage bins. The music system will be operated exclusively by the designated BMS operator and will not be moved or operated by residents or external operators. The BMS office will coordinate the support for the party. Other than simple decorations like buntings/balloons, no other temporary construction, prop and material for decoration is allowed. A temporary ‘shamiana’ or shade/rain cover (e.g. using bamboo supports, ropes, canvas and requiring no drilling) is allowed outside. Any other special arrangements need to be indicated in the booking form and approved by the BMS.
- On weekends (Sat and Sun), the period from 1 pm to 11 pm is kept aside for residents’ free use. No regular classes can be planned in this period. However, one-time Paid Event bookings (e.g. birthday parties) are allowable.
- The slots for regular classes can only be booked as whole hours, e.g. 10:00 – 11:00. Bookings such as 10:30-11:30 or 10:15-11:15 result in “free time” that are too small to be useful for others and such bookings will be rounded up to the next hour and charged accordingly. (Please note: There is a lot of demand for the MPH timeslots for classes. This rule is only to ensure maximum availability of the resource to all groups who are interested in taking classes.)
- The closing time for any function must be strictly adhered to.
- Music/PA systems from outside are not allowed, and the installation of any outside instruments/equipment will be done only with approval from the BMS office. To minimise disturbance to residents, speakers will be allowed to operate only until 10.00 pm strictly and at reasonable decibel levels only.
- In view of the limited visitor parking slots, some guest vehicles may obtain parking for functions in the visitor parking slots (subject to availability) after normal guest/visitor procedures are followed) and the rest shall be parked outside the premises. Security will inform the guests at the gate about the parking location.
- All catering materials and supplies need to be routed from the external gate of the Club House, and no service access will be allowed from the podium or basement.
- Smoking is strictly prohibited in the MPH and public areas of the complex. Liquor is strictly prohibited unless prior police permission is taken and a copy is submitted in advance with the property manager.
- Pets and animals are not allowed in the MPH and the Clubhouse lawns.
- Garbage bins will be provided by the property managers, and extra bins can be provided if required. The party lawn area must be cleared of all chairs, tables, party material, cooking/catering utensils, etc. latest by 11.00 a.m. the following morning or by 4 p.m. on the same day for luncheon parties.
- Ensuring that the MPH is cleaned up as soon as possible after the function or activity is the responsibility of the host/organiser. While the cleaning will be done by the BMS staff, the host resident will ensure that the MPH is cleaned up in time. Any extra cleaning or deep cleaning will be charged as extras and deducted from the deposit.
- In the case of any damage to the property, fitments, lawns or facilities, the cost of repair will be recovered from the host resident through the security deposit, or if exceeding the deposit, a separate demand will be placed.
The host resident will hire the facility at their own risk, and the BMS and Management Committee will not be responsible for:
(i) The personal safety of guests, (ii) Any theft, loss or damage of personal belongings, hired items or parked vehicles, (iii) Any violation of any municipal or local laws, (iv) Power outage or failure of any facilities in the MPH beyond the reasonable control of the BMS.
NOTE: Residents who desire to use the MPH chairs for any in-home function can do so at a nominal cleaning and delivery/pickup charge of Rs 5/- per chair per day, subject to availability and prior booking. These charges are payable to the BMS.
- The TT room which is inside the clubhouse is available for use during the day from 6 am to 11 pm.
- Users are required to make an entry into the register. Any damage or loss to the equipment is recoverable from the user.
- All the users are requested to ensure that clubhouse rules are followed and their children ensure hygiene and tidiness of the room. The TT table and net should be handled with care.
- The TT table shall not be used for other activities like drawing/painting classes, craft work, etc.
- The responsibility for the safety of children in TT room and clubhouse with parents.
- Users of the TT Room should ensure that the lights and AC are switched off if they are the last ones to leave.
- The Gymnasium timings are 6.00 AM to 11.00 PM (all days).
- The Gym Manager will be available from 6:00 am to 10:00 am and 5:00 pm to 9:00 pm
- (Except Sundays).
- Gym users need to make a Check-In entry and a Check-Out entry in the Gym Register maintained with the Gym Manager/Security.
- The Gym manager will only help in guiding residents in the correct usage of the Gym equipment and providing general/basic guidance in exercising. The Gym Manager is not a personal trainer.
- Residents can use a personal trainer only during non-peak hours of 11 am until 5 pm.
- Gym users are responsible for knowing their own physical limitations. Use the equipment at your own risk.
- The Gym is exclusively for use of authorised residents. The authorised residents are those who actually live here and who have been issued the access cards.
- Gym users need to dress appropriately – wearing shoes is mandatory. Use the shoe rack outside the gym to store your outdoor footwear.
- Users are expected to observe silence in the premises and respect the privacy of other users.
- k. Turn off the lights and the AC if you are the last one to leave.
1.1.1 Equipment Usage
- If someone is waiting to use the equipment (treadmill, stepper, bike etc.) that you are using please limit your usage to 20 minutes max.
- Turn off power to the equipment after use.
1.1.2 Safety
- Only persons above 16 years of age are allowed to use the Gym (it is the responsibility of parents to ensure this). Children below 16 are not allowed in the Gym even if accompanied by an adult.
- Restore the Gym equipment (like weights, dumbbells etc.) safely to their designated places after use
- You are responsible for your own safety
- Please carry a small towel or tissues with you and wipe any bodily fluids off the equipment after your use.
- If carrying a contagious illness, please stay away from the gym.
- Please report any hygiene or safety issues to the BMS office as soon as you notice it.
We have a designated Party Lawn near Tower B on the podium level which is available for family functions/parties. To help the host resident have an enjoyable function and ensure minimal inconvenience/disruption to other residents of our community and to prevent damage to our property, the following rules for the usage of the Party Lawn have been established.
- The Party Lawn is available only to residents on prior approval from the committee for family gathering/party. Hiring by a resident for an outsider or friend’s/relative’s party is not allowed. Bookings are to be made at least One Week prior to the date of the party and permission is based on availability on a first-come-first-serve basis. An application for permission in a prescribed format is to be filled, signed and submitted to the BMS office.
- The nominal fee for exclusive use of the party lawn is Rs. 3,000/- per party, plus a refundable security deposit of Rs. 5,000/- (Charges are subject to revision). The charges and deposit are to be pre-paid to the BMS office along with the application as above. This facility can accommodate a maximum of about 80 persons. Approval will not be granted for parties where the guests are expected to increase beyond this number. Party lawn hire is limited to use of the party lawn only and does not include usage of
any of the other areas like the podium, building lobby, floor lobby, basement, clubhouse, swimming pool, gym, tennis court or games room etc. - The podium area adjacent to the party lawn needs to be left clear – chairs, tables, games etc. are not allowed outside of the lawn area.
- The facility nominal fee includes the use of the lawn and cooking/serving platform, pre-fitted party lights, connection for the music system and electric power (including DG backup power) and limited chairs, 2 tables and garbage bins. The BMS office will coordinate the support for the party. Other than simple decorations like buntings/balloons, no other temporary construction, prop and material for decoration is allowed.
- The closing time for any function will be 10.00 PM.
- Outside music/PA systems are not allowed and the installation of any outside instruments/equipment will be done only with approval from the BMS office. To minimise disturbance to residents, speakers will be allowed only in pre-designated positions facing away from the building under strict timings of 7.00 am to 10.00 pm at reasonable decibel levels only.
- In view of the limited visitor parking slots, some guest vehicles may obtain parking within the visitor parking slots (subject to availability after normal guest/visitor procedures are followed) or else need to be parked outside the premises. The security will inform the guests at the gate about the parking location.
- All catering material and supplies need to be routed from the parking lot and up to the podium from the poolside staircase entrance only and not from building lifts or lobby/staircase.
- Smoking is strictly prohibited. Liquor is strictly prohibited unless prior police permission is taken and a copy is shared in advance with the property manager.
- Pets and animals are not allowed on the podium level and party lawns (please refer section on Pets in the handbook).
- Garbage bins will be provided by the property managers and extra bins if required can be provided. The party lawn area must be cleared of all chairs, tables, party material, cooking utensils, etc. by 11.00 am on the following day (or by same evening for afternoon parties).
- While the cleaning will be done by the BMS staff, the host resident will ensure that the party lawn is cleaned up in time. Any extra cleaning or deep cleaning will be charged as extras and deducted from the deposit.
- In the case of damages to the property, lawns or facilities, the cost of repair will be recovered from the host resident through the security deposit or if exceeding the deposit, a separate demand will be placed.
- The host resident will hire the facility at their own risk and the BMS, residents and Residents Association/BoM will not be responsible for:
(i) personal safety of guests, (ii) theft, loss or damage of personal or hired belongings, or parked vehicles, (iii) violation of any municipal or local laws. (iv)Power outage or failure of facilities.
1.2 Podium & Lobbies
- The Podium level is a facility primarily meant for walking/relaxation. There is a designated play area for small children and several seats have been provided for residents to relax. This is a vehicle-free zone.
- For the safety of residents, outdoor games such as football, cricket, etc. are not allowed on the podium level
- The children’s play area and the play equipment are meant for children and not for adults. Supervision by adults is necessary for children below the age of 5 years. Parents must educate and guide children on safety and ensure cleanliness and hygiene of the area by not bringing food items into the designated play area.
- Residents using the podium level must use the litter bins when required and keep the area clean always.
- The Tower Lobby has been provided with sofas meant for visitor waiting. They are not to be used for relaxing by security staff, drivers and house staff of residents.
- Floor lobbies and Tower lobbies or any other common areas are not to be used for parties or meetings.
- Residents are requested to monitor the aesthetics, tidiness and cleanliness of their respective floor lobbies and respect the privacy, comfort and convenience of neighbours. Any cleaning assistance can be requested from the BMS Office.
- Tower and floor lobby cannot be used for building any permanent structures or for parking bicycles, keeping pets, storing construction or furniture material etc.
1.3 Community Events
The 24K Glitterati Cultural Committee will put together a Calendar of community events for the year. Hard copies will be placed at the Parking Lobby Noticeboards. Most of the important festivals are celebrated inside the compound and emails/notices will be sent out from time to time with all details.
Residents are requested to ensure that the personal safety, especially of children and the hygiene and cleanliness of the compound, are kept in mind during all celebrations.
The schedule of cultural events will be intimated to the Residents at the beginning of every Calendar Year.
1.4 Facility Booking
All facilities must be booked via the Apartment ADDA app. the available time slots are configured in the system. If there is a fee it is also indicated and needs to be paid in advance.
1.5 Nominal Charges for Fee-Based Activities
(Proposed in Sep 2017. Applicable only if formally implemented by a Management Committee subsequently.)
The use of common amenities for commercial (fee-based) activities will attract a Nominal Facility Charge (NFC). The trainer or coach (external or resident) must pay the same. This facility fee is used for cleaning, upkeep, electricity charges, maintenance, etc.
The Nominal FacilityChargewill be Rs.100/hour, plus GST. It shall be payable in advance to the BMS Office.
Illustrative Examples
- A one-time event, fee-based class or session of 2 hours’ duration will pay to BMS Rs.230/-, before the event
- A coach/instructor who conducts 3 one-hour classes per week will pay Rs.115 x 12 = Rs.1380/- for the month, in advance to the BMS.
Important Notes:
- All facilities will have a daily schedule that will be updated every week and displayed outside the facility and at BMS office. This will form the basis of advance payment of the NFC.
- The planned and paid-for facility usage hours will be reconciled with entries made in the facility registers. The registers will need to have the details of actual facility –wise and activity-wise start time and end time and the signature of the instructor/coach and a resident. Any increase or decrease of payment will be made at the end of the month between the instructor/coach and the BMS.
- This facility charge is applicable to the Party Lawn, Riverside Lawn, Tennis Court, Squash Court, Swimming Pool and the Multi-Purpose Hall with/without Outdoor Area.
- Any session extending more than 10 minutes beyond the scheduled end time will be considered as an extra hour
- Non-paying activity groups and fee-based classes/sessions are both expected to book facilities 1 week in advance at the BMS office. They should ensure that this is reflected in the displayed schedule.
- All other rules applicable to the amenity used will continue to apply.
- Certain facilities like the Party Hall can be booked by residents for non-commercial functions like birthday parties with 7 days’ prior notice. In such cases, BMS will give 3 days’ notice to any classes affected. These classes need to be rescheduled/cancelled as residents’ usage of Party Hall for any private/community function takes precedence over coaching/training classes. A class/session that is cancelled due to the Facility getting booked for a noncommercial function or for repair/maintenance etc., will not be levied the Facility Charge for that instance.
- The cost of repairing any damage other than normal wear and tear to any 24K property or equipment will be borne by the coach/instructor.
- The Facility Charge can be paid at the BMS office during normal hours and a receipt for the same will be provided.
- There will be no facility charge for any free Community event with an open invitation to all residents. Such community events (with pre-booking) must be publicised to all residents via the notice board.
