EV Charger Installation Rules

An EV charging meter shall be installed strictly in accordance with the norms, guidelines, technical requirements, and safety standards prescribed by MSEDCL and all other applicable statutory authorities.

All costs related to the installation, operation, maintenance, testing, safety equipment, statutory approvals, and any associated expenses shall be borne solely by the applicant/member.

An NOC is required from the Apartment Association for installing a private EV charger within the allocated parking area of an apartment. The applicant shall comply with the following Society guidelines before and after the installation of the EV Green Meter.

Guidelines to obtain the EV Charger Installation NOC

  1. Power Supply Connection:
    The incoming supply for the EV Green Meter shall be taken only from the resident’s own authorised MSEDCL electricity meter located in the common meter room of the respective tower. Connections are not allowed from the DG supply. The connection shall be as follows:
    Common Busbar → Existing Apartment Meter Incoming Line → Existing Apartment Meter MCB → Existing Apartment Meter → New EV Green Meter → Dedicated MCB/RCCB → Cable to Apartment Parking Space → EV Charging Point.
  2. Electrical Protection:
    Suitable protection devices, including a Miniature Circuit Breaker (MCB) and Residual Current Circuit Breaker (RCCB)/RCBO of appropriate rating, shall be installed before commissioning the EV charger.
  3. Cable Specifications and Routing:
    The cables from the apartment meter to the EV meter and from the EV meter to the charging point shall be of adequate size and current-carrying capacity, suitable for the charger’s rated load with an appropriate safety margin. The cables shall be properly routed through approved cable trays/conduits, securely clamped, and neatly terminated to eliminate the risk of overheating, electrical faults, fire, or explosion.
  4. Submission of Documents:
    A copy of the MSEDCL sanction, meter installation approval, and other relevant documents shall be submitted to the Society/BMS Office for record purposes.
  5. Fire Safety:
    A fire extinguisher of a type and capacity recommended by the EV vehicle manufacturer, charger manufacturer, or the relevant statutory authority shall be installed at the resident’s designated parking space as a mandatory safety requirement.
  6. No Obstruction:
    The EV charging installation shall not obstruct common areas, parking access, fire escape routes, or any Society utilities and services.
  7. No Direct Connection from Common Busbar:
    Under no circumstances shall any direct electrical connection be taken from the Society’s common busbar or common electrical supply for EV charging.
  8. Responsibility and Liability:
    The applicant shall be solely responsible for the safety, operation, maintenance, and compliance of the EV charging installation. The Society shall not be responsible or liable for any electrical faults, equipment failure, fire, accidents, injuries, damage to property, theft, losses, or any future liabilities arising from or related to the installation, operation, or maintenance of the EV charging system.
